The Helderberg and Hottentots-Holland ranges sit directly behind Somerset West and Gordon's Bay, so a single property can face full False Bay glare on one elevation and a mountain-shadowed, cooler aspect on another — this is a within-property brief more than a suburb-wide one, and it's the first thing we check on site rather than assume from an address. Further along the coast toward Hermanus, the terrain turns more exposed and rural, and salt air and wind stay the drivers even as the housing stock shifts from estate-dense to a mix of clifftop houses and older coastal cottages.
